Project : Roach Vale Primary School

Duration–  July 2016 to October 2016

Brief: Supply of a new 3 bay Modular Classroom Block

The initial brief was for the supply of a 3 bay modular classroom block with timber cladding finish internally and externally with a cantilever roof with an overhang to provide shelter over the pathway to the building.  The school governors in line with their financial regulations had to obtain a further two quotation. We were successful and following further discussion with the client the project turned into a full turn key package – MRC being responsible for obtaining Planning and Building Control Approval, removal of an existing building, constructing concrete pad foundations, the leading in, connecting and commissioning of main services, laying paved pathway, and some landscaping works.   A letter of intent was received on the 27th June 2016 with delivery taking place in October 2016

The solution

We worked together with the client and school governors to develop their initial building design to suit both our construction methods and suit their requirementsproviding a classroom, meeting room with a single drainer stainless steel sink fitted on a range suitable base unit and woktop to suit, Doc M WC and store cupboard.  The external walls to be clad horizontal in timber (larch), with Charcoal UPVC double glazed windows and doors, a cantilever roof with a Rhepanol fk roof finish plus two of the internal walls in the classroom were clad in Russian IV Redwood.

A visit followed to the site to assess the access and discuss the implication of our works on the day to day operation of the school, site safety, proposed schedule of works, and providing DBS details of our operatives and sub contractors who would be working on the site

Following approval drawing and specification the building was put into production. Planning Application submitted, SBEM calculation carried out to ensure building complies with current building regulations. Contact was made Assent Building Control Ltd and documentation (Site, Building, Structural Design, Foundation, and Survey drawing, Building Specification, Structural and roof truss calculations, SBEM calculations etc) submitted for their approval, all subsequent queries were dealt with promptly with supporting documentation or answer sent to the satisfaction of Building Control .

Risk Assessments and a Method Statement were prepared to cover the removal of the existing building and the delivery and installation of the new building.

The services to the existing building were disconnected and the building removed during week commencing 3rd October 2016 with a small window for the construction of the concrete pad foundation pads to support the new building which was installed during week commencing the 10th October 2016. After delivery our operatives attended site to complete the internal fit out, fitted the suspended ceiling, connected and commissioned the main services, installed air conditioning system, fire alarm systems, layed flooring and construct the pathway to the main school, level and seeded disturbed areas

Handover took place on 21st October 2016 together with demonstrations on how to use the equipment, we were able to handover the Build Manual with all operating instructions, Commissioning Certifications, Maintenance instructions, Guarantees, COSH data, Procedures for reporting problems, snags etc or requesting help with MRC contact details.

The result

A new building as shown on photos being light and airy, low maintenance, energy efficient A building providing  a safe  and nurturing environment into which to learn and play, the client is delighted with the finished product, our service and the conduct of our operatives who worked on site .  Also that as promised we finished on time and within budget.

Following the Governors meeting to day I have been asked to express the schools thanks for a most professional and successful project, carried out without any disruption or inconvenience to the running of the school. Your teams conducted themselves while on site competently and discreetly bettering all expectations and successfully completing the project on time and on budget. The school would be more than willing to issue a more formal reference if required.
